Do not be limited in your thinking by your biases, the world is a great place. Calling anyone trash though, kinda limits your ability to be considered knowledgeable, even on something as benign as an area to live in.

remember, not matter where you are, there you are.

Back to Spanish Springs and LeeB, since you are retired, your hobbies and activities can help determine where best to live. If you toss out some of what you like to do, it is easier to pin down a place you want to be.

Lee,

With regards to condos having RV parking: I think one way or another, you can find a spot for your RV (probably have to pay) once you find a condo you like (assuming you prefer it over a site-stick-built house).

I suggest after you sell your house in Tennessee to spend adequate amount of time scouring the area. Don't be in a rush just because inventory has gone up for your price range =)

Joe; Thanks again. I was on Realtor.com last night and thinking the same thing about renting a place for awhile.

With HOA fees at Condos a Stick House is sounding a better then a condo. What I really would like is a place that had minimal Yard work so we can just jump in the Motor Home and travel.

If you have an RV your options are limited by HOA.

I have a couple of simple rules:
I won't live in an area that has a home owners association, or CC&R's.
I won't live where I cannot pee off the porch as the need arises.
and my wife won't live where she cannot have a large garden.

If you get some acreage you can park your machine on your own property, otherwise you might have to park it at a paid storage facility.

You did not state what you do for fun, aside from travel, in that case it matters not where you live as long as you can keep your RV on the property.

A little acreage also allow for such gardening as you can do in Nevada, or emu farming or some such. Palomino Valley has some nice places, mostly on the east and southeast.

We're surprised to hear very cold and lots of snow in describing Reno/Sparks area. Comparing it with New York state, specifically 75 miles north of NY City, Sparks appears to have milder winters. Are we mis-interpreting information in city-data ? How about the areas of Carson City and Minden? We are seriously considering moving to any of those areas. We are retired, so employment is not a consideration.
More of a concern is the issue of flooding. Information from Washoe county talks about seasonal, cloudburst, and flash floods in Reno and Sparks. Any parts of the city we should avoid or consider ? THanks.

Northern Nevada winters are cold, Sparks and Reno are adjacent to each other, the weather will be the same. Nevada does not get much snow as it is in the rain shadow of the Sierra. Truckee for instance 30 miles west can get 15 feet a season.

What Nevada does not have is the bleak sunless winters of the east.

Flashflood zones are mapped, and houses are not built in them
