Hi everybody:

Im renting my apartment for the first time and I get a realtor to do it, but he gave me a contract to sign that says : everytime the tenant want to renew the contract, the owner will pay one month rent fee, is this usual , customary?
There are another issue: exclusivity for six months is this ok?
If someone can give me and advice Id appreciate it.

I don't know if it is usual and customery. I do know you can negotiate it and see if you can get a better deal. Let the realtor know you are going shopping. The market for rentals is so hot right now that you should be in control. It's like a buyers/sellers market. Right now, you have the rental and I'm sure lots of people want to rent.

I have a Property Management company handle my rentals, and they only charge 50% of a months rent when they get a new renter, plus their expenses to find renter, advertising, etc...
If the existing renter renews, they charge nothing. All of the months the places are rented and they do nothing, they still collect their 10% monthly fee, why should they get more for getting a piece of paper signed..? That's is one of the duties they get paid monthly for...
Perhaps it works differently in other areas...??

I think you are getting ripped off by repaying each renewal. I would not sign it.

This is just a realtor charging a finders fee? Not a property management company? Tell the realtor you will find someone else. That arrangement is absurd.
