If you're planning to live there for another 16 years and you know for a fact that you're paying less than everybody ($500/mo in one case), I'd suggest that you replace the carpet yourself. The LL should be the one doing it, but if after 2 years he still hasn't responded, I wouldn't hold my breath.

You are the one living in the place, you know if you move you'll have to pay significantly more in rent, so take some of your savings and use them to make your home a nicer place. In the end, the one who's going to enjoy the new carpet, it's you and your family, not the LL.

I agree -- replace the carpet yourself since you pay so much less in rent than the others. If I were the LL maybe I'd agree to replace them but I''d raise your rent to FMV also. Seems replacing the carpet would be a better deal for you, IMO.

You have been living there for 16 years, obviously you are not moving any time soon. I would just buy the carpet i want and have it installed. if you move, you just leave it, it is only carpet.

I think carpeting in rentals is one big headache for the tenant and the LL. Carpeting doesnt last forever, there are always accidents, and regular wear and tear.

I would get myself aggravated, i would just buy it and have it installed myself. So what if the LL finds out, you have been there 16 years, again, I dont think you are moving any time soon.

yeah, it really is a no brainer....

obviousl;y the Ll couldnt give a rats ass.
just buy the damn carpeting, dont be so cheap and call it a day
