While I don't have Section 8, I do have SFRs in low income neighborhoods. Understand that while lower-income properties seem to cash flow well, they almost inevitably have higher expenses as well. The 50% rule is pretty solid at this level. It also requires more hand-holding and staying on top of your tenants.
Lastly, I wouldn't put too many eggs into Section 8. The sequester has already cut the size and number of vouchers in many HAs. How long can you go if your tenant loses their voucher? Are you ready to do an eviction when they can no longer pay their - now larger - share?
