I have a hopefully simple question. My wife and i have been renting a house for almost a year. 3 months ago I lost my job so our rent has been being paid by a local community program our rent is $700 . The 3 day pay or vacate notice showed that $750 was due i didn't think much about it until now the community program paid 3 months at $750. Today I looked at ourlease aagreement and it only shows that a $10 fee will be charged for late rent payments. My question is. Is the extra $40 a mistake on the landlords part or can they charge that for whatever reason they want? This is in the state of uUtah. All I could find while searching was that late fees are negotiated in the lease agreement.

It's probably a $10 fee per day the rent is late, starting with the extra $10 hitting at the end of office hours the day rent is due.

If not, re read your lease about ANY fees they can put on. Side note, is it a 1 year lease, or a month to month?

The lease states that there is a fee of $10 for late rent. I know it isn't a 10 per day because when we first fell behind on the rent it took almost a month for the program to help with rent. When we first signed the lease i didn't get a copy of it because the landlord hadn't signed it yet. Now when we got our copy of the lease it was for a month to month with rent due on the 29th and our signatures weren't on the copy so there is confusion where the original lease we signed went that showed a year lease with rent being due on the 1st .
