I have thought carefully about my properties, and life can just be pretty imperfect. There's not a single property I lease without some kind of an issue that some lawyer would use to manipulate around withholding rent:
a Luxury condo with tons of amenities: sometimes fitness room equipment is down for service, same goes for pool & hot tub.
Or, houses in normal starter home neighborhoods: lots of families with multi cars; always issues with people parking in front of mailboxes or blocking driveways.
Or, a townhouse in gated community: issues with residents allowing dogs off leash in the shared park -- tho against the rules -- sometimes people park in assigned spaces to my unit causing inconvenience. Also sometimes people break the pool rules regarding too many guests or unsupervised teens.
Or, a house in a heavily wooded area with several french drains on exterior grounds. If tenant doesn't keep the ground drains clear of leaves in the fall, a heavy rain can cause water to backup onto the driveway and flow into the garage.
Or, another house that is practically perfect. But it has a whole house air purification system so I imagine some lawyer could find something wrong about that.
Or, a small cottage in center of a small town. A very old house; this could give some lawyer all kinds of fun around old house issues.
I never deny on the spot. I had a guy yesterday tell me, after hearing that drug convictions is an immediate no, that he has a possession charge. I let him take an app but I warned him again about drugs and my mother instant denial criteria. He emailed me the app back this morning and I filed it in the circular filing cabinet shortly thereafter. I don't take an app fee just the charge for credit when I pull, Smartmove, so I don't feel guilty.
I wonder if they are taught in law school to be miserable litigating people and to try to cheat as many as they can out of their money. I guess the concept of God and Karma is foreign to them.
Just curious do you know any attorneys personally?
Plenty of attorneys rent, pay their rent on time and are excellent tenants. There are good and bad attorneys just like there are good and bad landlords.
We have no issues renting to attorneys. There is nothing they can do to you if you are maintaining the property as required and your lease is solid. They can only exploit a loophole if you give them a loophole. Just close them all up. I also like to believe that the attorneys for our PMC are specialist in multi-unit properties and spend all their time dealing only with landlord tenant issues from the landlord's side, so they tend not to be intimidate with legal jargon and fancy terms and phrases. Since our attorneys are just as hard on everyone, their reputation probably also keeps attorney renters in check.
I actually do know several lawyers; and one of them is a fine person.
my son is a very successful attorney and just because he is a labor law attorney does not mean he knows a hoot about real estate law , tax law or any other law outside the scope of his specialty . .

They have knowledge of the courts that you don't. They can read legal documents and understand them, they know how to delay hearings, etc. If you get one who is a bully they can make your life a living hell.

But he has a law degree so he knows how to real legal documents and understands proceedings and has a huge advantage over someone who does not have any legal knowledge.
meh , it really didn't help much . when my ex wife had to break a lease after the divorce she still needed a real estate attorney well versed in just how to handle things .
housing court is also very different from the regular court system , at least here in nyc .
renting to a real estate attorney would be pretty risky . good ones who have intimate knowledge of the hidden ins and outs can get out of most anything .
my ex wife didn't have to pay a dime based on some obscure use of new yorks surrender and control laws by the attorney even though she had 6 months left on the lease
