I have not found a good property management company for rentals in this area - would love some suggestions if anyone has one. Rental inventory is limited and not broadly posted. Most people post on Craigslist. Empire Ranch, Parkway, and Broadstone are all nice areas in Folsom.

If you start getting serious about renting a place, do a little homework. Insist on getting proof of ownership (too many scammers on Craigslist renting out homes they don't own and skimming your deposit/first rent check). Also check with the county recorders office (or a realtor) to see if the house is in pre-foreclosure for the same reason. You'd hate to move in and have someone show up saying the bank now owns the house.

Also, call the school directly and ask if you are in their district and if your kids will be accepted if you move in mid-year. Some of the Folsom schools are overcrowded and you might find your kids going to school somewhere else.

A good 3BR house in Folsom will run $1700+/-. Newer, nicer = more expensive.

Good luck with your move.
