When we made the move from San Diego to EDH, I used Great Schools, and the school boundary maps. Buckeye Union and Rescue Union districts also have a function that you can type in the address and it will tell you the elementary and middle school your child will attend. My kids are in the Buckeye Union Elementary District, and I absolutely love it. And I love EDH.

I did months of research before we moved, and I really don't think there are any bad schools in either Rescue Union or Buckeye Union. I didn't look as much into Folsom schools, because we wanted to live in a place with a little more rural feel to it. The limited research I did do into Folsom, it seemed to me like the schools are a little hit or miss.

One way to do it would be to print out district maps. Then compare to house listings. If you have any questions, please feel free to pm me - I'm a transplant up here for a decade and my kid has gone through elementary through high school in Shingle Springs, but I know a lot about the area...(and I'm not a realtor lol!).

Everyone has different feelings about test scores as an indicator, but if you want the actual data, you should use the state's API report system: API Reports - Academic Performance Index (CA Dept of Education)

Don't get "tied to an agent", it's not necessary to sign anything. Find the school you want to with the links that others have provided and call (or search) an agent in the areas you like.

BTW, NinaN seems to know quite a bit about the area(s) you're looking in, I'd recommend her.
