We are considering moving to Sacramento in the next few years. I was hoping to get some guidance toward specific areas or neighborhoods to look into. This is what we are looking for:

-diversity
-LGBT friendly
-family friendly/safe
-affordable (under 300k for a home or $1500-$1800 in rent) we would rent first and then eventually buy

In an ideal world we would be a bit outside of town with an acre or so and the ability to bring our goats. But I realize that we would likely have to sacrifice diversity and possibly LGBT friendly to get that. So we are open to neighborhoods in town.

Any suggestions?

I suggest the Greenheaven neighborhood. Very diverse and safe. A bit on the quiet side but only 10 mins to downtown.

I don't think you will find a house under 300k in Greenhaven, the cheapest house in Greenhaven on Redfin is 469k for 1600 sq ft. I can't think of any place except maybe Rio Linda where you might be able to get a house on an acre for 300k and I wouldn't want to live there. There are probably some older homes in Orangevale, Carmichael, Citrus Heights or Arden Arcade on 1/4 acre lots in that price range, and maybe a few in Roseville. There might be houses or condos in North Natomas in that price range too but the newer houses there are on tiny lots .

I think your biggest challenge is your budget. Have you done an MLS search for homes in your price range? Areas that come to mind, without checking, for that price have historically been Lincoln, Marysville/Yuba City/Plumas Lake, Rancho Cordova, Elk Grove. You are more likely to find acreage in the Northern region of Marysville/Yuba City/Plumas Lake.

There are rentals in Greenheaven for less than $1,800 and halfplex for under $300k. Only a few of course but they do exist.

I'd be cautious when looking at Yuba City/Marysville. Flooding is an issue there.

In fact, when looking at properties that seem affordable, be sure and check any potential flooding problems. That whole area is basically a flood zone because of the rivers and delta - meaning the entire Sacramento Valley. Just keep that in mind when looking and don't be dismissive about it.

You may recall in the news this last year, a causeway to a damn that broke and towns were evacuated? That was the Yuba City/Marysville area. But, flooding can happen around Sacramento, too - lots of levies that can break and rivers that can overflow their banks all around the rivers in the valley. So, if a property seems to good to be true - check it out carefully.
