My wife and I am considering retirement in the Sac area. We like all the city and area has to offer but we don't want to be directly inside the city sprawl. We prefer walking in the evenings along quieter neighborhoods and less busy streets. We don't mind commuting a bit when we want to seek out shopping, entertainment and urbal areas. How is Yuba City these days? It seems to offer decent home values in the $300K - $350K range and a bit slower pace and smaller urban area which we might like. How is the crime, culture and negatives of that area vs. other outskirt areas to Sac like Auburn, etc.

Everyone I know who lives there, dislikes it and plans to move as soon as they are no longer underwater. It's a very small town with a very poor economy.

I wouldn't make any decision based on this feedback. You need to come & explore the area yourself. I don't think any of the posters, myself included, actually live there. Living anywhere is a lot different than driving through, visiting or hearing others opinions.

I was born here and just moved back because my folks wanted to and needed me to be around I'm young so figured why not like you I thought being near sacramento would be cool. In terms of location its much better than boise where I used to live I can be to the beach or sacramento or tahoe in a few hours tops all very nice. I can't afford to though because of the lack of work here and when I do find it the jobs are temp short on hours or low on pay. The crime rate is high according to this site and there is crime but mostly in nearby cities like marysville and live oak. Still not a good thing though. Downtown is small but nice enough of everything that I'm happy-decent brewery some good restaurants and shops. The city is clean they even gathered up all the scattered shopping carts the homeless steal! Cost of living for california is pretty good I suppose though it gets quite hot and PGE is expensive. Honestly I'd try roseville over yuba city
