If you have school-aged kids...I would consider living outside of the Seguin ISD.

If you can live in the Navarro, Marion, Comal, New Braunfels or Schertz CUCISD...do that!

As a person living in NB...I can say that we do have that touristy feel during the summer, but we know when and where to go to avoid that. Like we don't go out to a restaurant at 8pm since that's when Schlitterbahn closes. Avoid the walmart on Friday evenings and Saturday until after 2ish. But we really do have a "small town" feel to us. Lots of downtown closures for festivals and parades, etc.

FYI,
the toll road that runs East of Austin, TX is going to go all the way to Seguin.

Here's a map showing what it's going to look like.

Besides that, Austin, TX is going to have a Formula 1 race track and has a contract from 2012-2022. The Formula 1 race track is going to be located close to the airport and should be really close to that toll road.
I would think that there's going to be 1000s of people from South Texas and Mexico using that toll road to go to watch Formula 1 racing.

I live between Seguin & San Antonio and used to work at TLU. My biggest problem with Seguin is the schools. If your kids are young, it may not be your 1st thought, but I would consider it strongly. The public schools in Seguin are not good, and the private catholic school (where my kids went for a year) was not at all non-catholic friendly, and the academics were highly mediocre.

Schertz schools are good starting in middle school. At the elementary level, too TAKS oriented, and that is about it. I have heard good things about the Marion Schools. Schertz also has a LOT of family oriented community amenities, parks a great YMCA, a brand new library, good shopping. New Braunfels also has a lot of great family amenities, YMCA, Children's museums, good shopping.

Seguin is trying to revitalize its downtown, and has a number of nice restaurants. I like Seguin. But not great for families...
