We are seriously thinking of retiring to SA w/i the next 3 years and will be taking weekend trips from the DFW area throughout the year to explore the area; I would so appreciate some recommendations on ares to look in:

*1600 - 2000 square feet plus garage
* around $300K, less is better, more is ok
* love old areas, love all homes with character - any age
* walkability a must to shopping
* we like to ride bikes and hike, we usually have dogs
* we don't want much land, might even be happy with a downtown condo
* we will probably flee TX during the heat of the summer
* wifey loves views -- river, canyon, any
* public transportation highly desirable

We are enchanted with downtown SA, but perhaps there are other nearby towns we'd like. We did go thru New Braufels and it is not for us.

There are several great neighborhoods that fit your description, though perhaps not with a river or canyon view if you're going to be in San Antonio. Mahncke Park comes to mind right away; it's close to shopping (walking distance), Brackenridge Park, the river. Just about everything is within walking distance and for those occasions when you want to get away for some serious hiking, just hop on the highway and you'll be in the Hill Country in no time. Other neighborhoods I and others often recommend are: Dignowity Hill (my neighborhood), Monte Vista, Alta Vista, Tobin Hill, King William (it'll be over $300K), Lavaca and a few others. The problem with those will be that they're not as "walkable to shopping" as Mahncke Park.

There are some condos/apartment in the Alamo Hights area that may work for you. I love the ones across the street from the Quarry Market. Some have views to the Gollf Course and you have shopping, dinning, golf, groceries within walking distance.
