So will your husband be stationed at SAMMC? That's a pretty decent budget. Enough for a mid-size "custom" home in some areas. Will you be working, and if so where? Just trying to get a good idea of where you "want" to live in vicinity of your jobs.

It's a good idea to rent first.

For your budget, and a nice neighborhood, with beautiful views, and great schools, look in the Boerne ISD. It's in the Hill Country, so has nice views, there are areas in the Boerne ISD along I-10 between Fair Oaks Ranch and Boerne that offer easy access to the Interstate, but still have the views you're looking for. I work on Ft. Sam, and commute daily from the FOR area. Normally leave for work around 6am, and depart for home around 4pm. Inbound leg takes around 25-30 minutes, in light traffic based on the early departure time. The return leg takes a bit longer due to the back ups on 10W occurring as a result of ongoing construction work. Most of that is should be complete by this fall, according to TXDOT.

Monticello has nice homes in the area. For a custom builder, I am not sure if he's still building the Boerne/FOR area, but Kelly Thompson custom homes does amazing work.

Please offer your husband my best wishes for a speedy recovery following his surgery.

I was gonna mention Fair Oaks Ranch since that's where we live but wanted the OP to reply with their thoughts on commuting to SAMMC.

Fort Sam and Lackland are not really near each other. You said your husband is a wounded warrior - will he actually be stationed at one of those locations or is he out of the service (and you just want to be near a base for medical purposes)? Will you be working at all? If so, where? That location information might help get some better suggestions.

Also, is there a specific reason for the magnet schools? We don't have as many as some other major (and minor) cities do, but there are some. Is there a specific type of magnet - and for what age?
