Looking to buy in Canyon Lake area and see this small neighborhood. The majority is out of a flood plain but does anyone know if it flooded back in 02 or any of the CL area flood events? Thanks!

What is the flood risk? There's a difference between being in the flood plain and a flood risk. I think Realtor has something like that. For me, if it was near an area that flooded, I'd be out. How are the prices relative to other nearby neighborhoods? Is it dramatically lower? If so I'd run. I saw a house in Martindale that looked fabulous to start, but the houses across the street were a good 200k higher. They were higher because they weren't in the flood plain.

It shows a low flood risk per the flood risk website, isn't in a floodplain per FEMA. My specific question though is if anybody knows or remembers specifics about past flood events in that neighborhood, i.e. how close or how much flooding, areas surrounding the neighborhood that flooded, etc. I've done quite a bit of normal research and trying to find specific past history is proving to be harder.

Which neighborhood, CLGuy? I live here and can tell you specifics, but I need something more specific than "Sattler."

Arkay66..Sattler Village. The little area of houses just south of 2673, North of the river and West of River Road. I did find some study online and it looks like a flood plain from the 2002 extended up into the neighborhood, but not sure the extent of damages if any. I was curious if someone who lived there or close could give a small summary of how bad that specific area got in past floods. Appreciate it!
