HOA fees are printed on all MLS pages. It's not a mystery but it never hurts to double check. We have three communities in our HOA and one neighborhood pays considerably more. (they are gated and guarded)
Don't underestimate how much it costs to run you HOA. Our recent expenses include $15,000 to resurface the sports courts, $6,000 for pool equipment, $8,000 for entry gate improvements, $12,000 for fence repainting, etc. We are not an old community but after 10+ years, everything needs work. Due to having to pay for our own street repairs we try to put $50,000 per year in our infrastructure fund. That is not nearly enough. I understand it cost about $100K per mile to resurface the streets. Our fund looks pathetic compared to the $700K we will need.
Generally your fees will stay pretty low as long as the developer is still in charge and subsidizing your maintenance. When they pull out and leave the HOA with an empty bank account . . . you can look for fees to start edging up.
I still wouldn't trade my HOA and gated community for anything. Just my opinion.

Over 3,400 homes multiplied by $284 each equals a whole lotta money...and we do NOT own any of our streets.

Ask to see the budget. It's in the association's best interest to help its members understand where their money is going.

But we do own the parking lots at the two recreation areas.

The HOA budget wc2005 is referring to is on their website (both income and expenses).

I've seen HOA fees anywhere from $2.00 per month to over $3,000 per month(condo). That's right. HOA fees only in excess of $3,000 per month per unit

I am paying $170 this year for HOA in Northwest Crossing, Summer Point subdivision. I am loving it here. We have two pools with lifeguards so I know my teenage daughter is safe when swimming there with her friends. She has grown up playing soccer on their league for $65/ season which includes the uniform and trophy, and swim team every summer. This past year she has been getting paid to ref the soccer games. They offer all sorts of community activities for the young and old. We have picnics that are free to all of the associating throughout the year. They provide food and entertainment. There are a couple of well kept playgrounds with new equipment for the little ones or just for a walk in the shade or a lighted tennis court for the pros or the want to be pros. There are two clubhouses that can be rented out at a very low rate for what ever your activity is and you can even rent the pool for your kids birthday party. That was the best!!!! We even have a very active patrol that keeps an eye on the neighborhood and the homeowners are eager to help assuring that the neighborhood isn't lost to the gang members or no gooders. Not bad for a well established neighborhood.
