Hello To everybody!,

I'm looking forward to settle either in Riverside county or Orange county. We are family of four. My main criteria is to figure out good school (kids are in 2nd and K grade) and decent area with security & safety.

Could you please share your experiences and ideas, suggestions to look for decent house ~$400K budget.

Your budget rules out Orange County, unless you desire to live in a condo under 1000 square feet. I think you're going to have more luck in parts of Riverside County (not my area of expertise, but I'm sure someone who lives there will chime in).

Agreed, $400k is too little.

What do you think is a decent budget for Orange County?

It’s impossible for OC on that budget. Riverside is possible but it’s not gonna be the most safe and secure place. I would look into Temecula IF you can find something. It won’t be much. Slim pickings really. Anything at that price is gonna be a flippers dream.

I doubt you would even find anything more than a one bedroom condo or 800 sq ft studio type at that price. IF it’s even possible.

Temecula or Murrieta. OC is beyond your budget for anything that would really fit your families needs.
