LOL yeah, it would appear so

I know some people right now that are having a B*tch of a time right now trying to buy.
They are getting pretty depressed at how crappy some of the inventory is out there and queuing up for SS's.

Just my opinion, but I think areas going north from Miramar are better than going south. South Charlotte is a very nice area and I think you would be disappointed in the areas south of Miramar. I mean, they are OK, but there are better ones.

I agree with this completely. My friends from the nicer parts of Dallas (similar to South Charlotte) would never even consider anything south of Miramar if they had an option to move here.

They like the stuff like they have there.
Large houses, newer and with all modern amenities.

@450k they are pretty aware they will NEVER get what they have there which is a big deal for them. It would cost ~ twice that for something similar here.

Scripps Ranch is nice but older (compared to the newer parts along the 56 corridor) and out of the 450k price range based on ppsf. Although you could get a townhome.

I agree with oddstray about Rancho PQ. Its probably the most affordable out of the lot with access to the better schools. Some colleagues that have families really seem to like it.
