I'm currently living in Carmel Mountain area. I love this area, schools are great, the ease to get to anywhere in San Diego, lot's of things to do. Problem is that I'm living paycheck to paycheck (barely) as most San Diegans. This is also tax season and the property tax is due and the house we're in is not really my dream home, no land, to close to the neighbors and again, just too expensive.

We're thinking of selling the house and moving to some of the outer areas of San Diego. I work out of the house but my spouse works in Mira Mesa. I also have a couple of school age kids so this is what's on my wish list:

House somewhere around 300K - 480K
4 bedrooms or 3 br + office
More land than a typical cookie cutter track home
Good Schools, Elementary thru High
Low crime, low drugs and low gang problems

What do you all think of:

South Escondido
Ramona
Fallbrook
Temecula

I would love to stay but would need to get a pretty nice raise which most likely wont happen. I know, I'm looking for a Xanadu in SD but it's gotta be there somewhere or at least close enough with a little give and take. What do you think of the areas, pros and cons and is there somewhere else I'm overlooking.

I guess I must be dreaming and maybe you all think it can't be done. I have seen a number of homes on the ZipRealty pages within my range in the listed areas so I'm confident there out there. I was just wondering if you all had opinions on the areas or had others I might look at?
