Hi y'all,

What is the deal with Valley Center? It is very pretty. Home prices seems a big high for what you get. What are the people like? I'm guessing the weather is hotter than usual?

Yes its very pretty there. Weather sees wider swings in temps vs being closer to the coast and typically drier.

What do you mean home prices seem high for what you get? Are you comparing to cities or metro other than SoCal? Then yes that would be true.
Prices there are on par for the area.

Definitely hot in the summer. I wouldn't live there. High prices, long commutes, far from the water, and you don't get the moderating temperatures due to proximity to the Pacific. In other words, you are paying a lot to live there, yet getting none of the benefits of residing in San Diego.

Also, some plots can have very rocky or bad soil. Can't grow a damn thing except chaparral if you get subpar acreage. So if you are looking to buy in Valley Center, better carefully survey every foot of the property to be certain about what you are getting. Also, better pull all the easement paperwork to see if SDGE or any other utility can run lines (electric, gas, cable, etc.) or massive towers through your acreage. I've seen people get burned by it many times -- the hundreds, if not thousands, of lawsuits filed in San Diego county and Riverside concerning this issue are a testament to it.
