I love Marin, but man, is it expensive. Those home along those windy roads above Mill Valley are mostly modest, but they still go for over a million dollars
Like another poster said, there is nothing like Marin down here. You may have to downgrade, for sure

Also check out Coronado, although this may be out of your budget. I agree with others about South Park (I see lots of young families there, not so much North Park), Golden Hill (A nice medium between South Park and Downtown), and Little Italy. You may want to consider a condo if you truly prize that urban, 'walkable' feel. The other neighborhoods I mentioned are really just suburbs albeit dense.
