I'm looking to move out of OC for cheaper territory and have lately been looking (online) at Oceanside. I have checked the train schedule and could take the Metrolink to and from work in OC. My budget is super tight and I'm looking for a two bedroom condo at $250,000 and under.

Oceanside and the surrounding areas as far east as Bonsall and as far south as Carlsbad have a few listings under $250,000 and most are north of the 76 in Oceanside. I've seen on this forum many comments about staying south of the 76 and away from the backgate, but the greatest number of properties in my price range are in that area. Is it really that bad? Has it possibly gotten better recently?
