Depends if you want to live in a more San Francisco-ques neighborhood with Victorians/Edwardians, mom and pop shops, many young singles, and parks with mature trees; or a modern sky box neighborhood with big box retail (to a point) or a sleepy residential family oriented nabe. Some people really want the San Francisco experience and others doesn't at all care. It's better to nail down your preference before recommending some neighborhood.

In general the newer, modern luxury condos located mostly in Mission Bay, South Beach, SOMA tend to be more dog friendly than the typical century-old Victorians/Edwardians that populate SF. $3,000 should put you in the ballpark for a dog-friendly place (likely 1-bedroom w/ parking) in many parts of SF.

The rest of your questions really depends. Parks? Depends on where you live. Areas to avoid? Depends on what you fear (Too cold? Too far from entertainment? Too far from freeway? Not safe enough? Too ethnically diverse? Not ethnically diverse enough? No ocean view? )

Weather? Believe it or not, very much depends on the neighborhood.

Thanks for your reply. We would want the San Francisco experience, however I couldn't spend 3000 on rent pet month alone. More in the range of 1500 to 1800 if not lower! By safe I mean low crime rate and I would prefer warm and not so windy weather.

Look at Walnut Creek. 35 minutes from downtown SF on BART. Should be able to get a 2br or a really nice 1br at that budget, maybe a 3br.

With a dog and considering your budget, I'd suggest you place most of your wish list items out of the top position. The important thing is to find a place that accepts dog and if you can get one, even if it's less than your ideal, I recommend you take it!

In general, it's very hard to find a dog-friendly place for under $2,000 and usually one needs a budget of roughly $2,500 and up to be perfectly comfortable. You very likely need to make some compromise for a place in that price range that is within SF. It's probably a studio or in-law unit, likely no parking, and accept a small dog. If you have a large dog, may want to consider living outside of SF.

Lower Nob Hill is probably your best bet. It's close to some very sketchy area but itself is ok and it's sunny and close to FD. Stay away from Tenderloin/Civic Center and parts of Western Addition (sometimes advertised as Alamo Square or Lower Pacific Heights). Richmond/Sunset is foggy, cold and a bit far but they are very safe and rent tends to be cheaper than the heart of the city. South of 280 is mostly sleepy residential suburbs populated by minorities, many of them immigrants. The area is cold and can feel a bit sketchy in some parts but with Richmond/Sunet, it's the last remaining bargain in SF. Stay away from places too close to the Sunnydale projects and the Hunter's Point neighborhood. Bayview is known as a bad neighborhood but some parts are surprisingly quiet and decent.

If you see anything north of 280 and east of Funstion Ave (and not in the aforementioned bad areas), hurry up and get it. Beware of scam postings on craigslist.org that tend to target desperate renters with pets. Expect stiff competition for any reasonably price unit in a good area; bidding above the asking rent price and offering to pay months in advance are not uncommon practice in order to secure a place.

I am afraid you can not ask a "ton" of questions. By Federal regulations, you are only allowed 33.6 pounds of questions per month. Any more would swamp the intellectual power of this Forum.

And no, dogs and SF don't mix. Already too much poo in the streets. Both dog and Occupy folk.
