There hasn't been a wildfire near a residential area in SC county for well over 100 years.

Mosquitoes, mildew, and excess water are all yearly concerns. Wildfires? Not so much.

Really? What's this news article from 1985 about then?
Fire Imperils 2,000 Homes Near San Jose : Raging Arson Blaze in Mountain Area Forces Widespread Evacuations - latimes

It specifically references the residential areas off the 17 that I was talking about. Homes destroyed, people evacuated etc. Everyone I've asked here about forest fire risk mentions this Lexington Reservoir fire. The whole area is on alert for wildfires as soon as summer starts. I have seen the fire service carry out drills in nearby parks that stretch into the hills.

And since when has risk of excess water been a problem? There's been a drought for the past 4 years... ongoing despite El Niño rains.

That was arson, it's right in your link. Regardless, living here day to day it's not really a concern.

As far as excess water, you obviously don't live up here. I've been up here for over 40 years and trust me, the natural rivers and occasional flooding can get nasty.

And coastal redwoods don't burn in the way that other evergreens do. Their bark is extremely thick and when exposed to fire it actually chars into a heat shield.
Which is not to say they can't burn. They certainly can. But the recommendation to be "heavily insured for fire insurance" is a bit hysterical.
