I have a brother selling his house in Penn Valley, under $400k on acreage. It's rural, in the Sierra Foothills, not far from the city of Grass Valley for shopping and restaurants.

Before retiring to places like Lake Tahoe consider the fire danger from the nearby forested areas. Yes, there are many places to retire around the Bay Area but have you noticed that most retirees are leaving the area because of the COL, health care, and quality of life?

Lake of the Pines and Lake Wildwood come to mind. Both areas are relatively close to shopping. A more tax friendly area that's close to Tahoe would be Gardnerville, Nevada.

Years ago i did a lot of fishing along the Sacramento River. There are some pretty nice homes & small towns along the river. Or close by.
You could live on a houseboat, on the California Delta...

While I have not visited, I know a woman who loves her 55+ community of condos, villas, and individual homes in the East Foothills of San Jose.
