We are coming down next week to look at housing. Looking to spend between 1000-1400 in rent. Can anyone recommend some areas with the range? The schools need to be good in the area as well. We already know lakewood ranch is in our range but we have a dog and ive herd that they dont allow renters to have pets.

I would recommend contacting a rental agency in the area. They can tell you what properties are available within your price range and that do allow pets. They can also show you some of the homes while you are visiting.

An agency I suggest to people is Rent Me Florida.

Many condos don't allow tenants to have dogs although owners can have them. Single family homes in LWR are not restricted this way; pet or no pet is a decision made by the owner/landlord. If you work with an agent, make sure you tell him or her that you need a rental that allows pets. They are harder to come by but you certainly don't want to "sneak" one in.

Usually, there is a pet deposit in addition to the regular deposit but that is entirely up to the owner/landlord. You may be able to negotiate the amount.

B and Tammy gave some good suggestions. Here's a blog I wrote about the local schools and neighborhoods. The schools are listed in the order of state ranking and are pretty close to being how I would rank them as well.

Sarasota county has one of the best school systems in the state of Florida. It also has Pine View School for the Gifted, which was ranked the top school in Florida and one of the top schools in the Nation. It is a public school and the requirements are that you live in Sarasota county, have an IQ of 130 or more, pass the achievement tests required and have teacher recommendations. I have a child who attends PV. It's a great school but it's not for every kid. It services grades 2nd-12th. Here's some more info on that subject:

Southside services most of the downtown area south of Main St. North of Main would be mostly Booker school district. The Palmer Ranch area is mostly Ashton school district. There are other schools in the area but these are ones that I have either had personal experience with or I have friends that have kids in the schools.

Sarasota ranks as one of the top districts in the state by a number of measures, including test scores, graduation rates and teacher compensation.

It offers distinctive programs tailored to different student needs, including Florida's only school for the gifted, the state's largest special needs school and one of a handful of career-focused high schools.

Alright, if I were checking out schools other than Pine View these are the schools that I would look into, in order. This is also the order they fall in if you look at the stats on the state of FL.

I'll throw some zip codes in as well to use for a general guideline but make sure you double check them with the map provided and the local school board as the map/zip codes may change slightly if they add a new school.

I'm going to also include a few neighborhoods within each zip code. Keep in mind that there are many other communities in each zip code worth checking out. I'm just trying to give you a starting point. Also if the community is very large it might encompass two or three different schools.

Check the local newspapers and craigslist. Sunday's newspaper has the biggest volume...there are many rentals direct through landlord.

Also you can check realtor.com and there is a check box for RENTAL.

Also there are several real estate firms that either specialize in rentals, or they do both sales and rentals, but have a rental "side of the house".

Also you can find signs driving around.

In zillow, some rentals show up if you put in a general area..the rentals show up purple and you click and get the info.

Bottom line, it is hard to search rentals because there is no single place where they are listed.

Realize that when you call about a rental, you are actually in a phone interview - especially if you are dealing with the landlord directly.

About a pet: As you know, at least half the rentals will not allow pets. However, the ones that do allow pets often have a Pet FEE. This can be $250 and it is a one time fee that you pay and you do not get it back. Some places charge extra rent per month for a pet. As far as dogs, they will want to know the breed. If you have a pit bill or part pit bull and try to call it a mutt and hide the pit bull part...then you likely will get caught. landlords know that folks with pits try to say the dog isn't part pit bull. Often the landlord will want to meet the dog before approving. This is because home insurance almost always rejects pit bulls and some other breeds like rotts, etc.

Good news for you, your price range is high enough that you will have many nice homes to choose from.
