Are there any 55+ communities luxury homes in Bradenton /Sarasota?

Here is a link to the registered 55+ communities and the names of a few resort style adult communities.

Sarasota County: Housing Directory - Florida Commission on Human Relations

Cascades is beautiful, right near where we bought. Lots to do, near University Parkway..super safe area, very classy, well kept and a good variety of home sizes..best 55+ community I can think of.

Cascades and Lakeridge Falls are similar in several ways. They are both gated communities, with manned gates (not just clickers). Both have clubhouses, community pools and amenities.

Lakeridge Falls has single family homes and villas. Cascades has single family homes.


Cascades has a 25,000 sq ft clubhouse with a huge indoor/outdoor pool, a spa, fitness center, 6 tennis courts and a full time social director. HOA fees include lawn service. Cascades has an active social activities calendar and list of clubs to join. Homes were built in the 2000's with some still being built this year.


Lakeridge Falls has a clubhouse with community pools, fitness center, typical card rooms, billiards, etc. They also offer a social calendar. Homes here were built mainly between 2003 and 2009, so still fairly new. HOA fees include lawn service here too.

Lakeridge Falls has 3 neighborhoods:
Stirling Falls - single family homes
Victoria Falls - single family homes and paired villas
Sandstone Falls - garden villas


Both of these communities have Sarasota mailing addresses although they are located in south Manatee county, just north of University Parkway (the dividing line between Manatee & Sarasota counties).


Although not a 55+ community, there is another option that comes to mind, Esplanade at Lakewood Ranch. Esplanade is a new community, built by Taylor Morrison. It is geared towards adults with active lifestyles although, as I said, it is not a 55+ community. Esplanade offers single family homes and paired villas. HOA fees include lawn service.

Esplanade will have resort style amenities and a lifestyles director for coordinating social clubs and events. They just broke ground on the clubhouse this month. When completed it will have a lagoon-style pool, a lap pool, spa and resistance pool. The clubhouse will have a ballroom, fitness & aerobics center, billiards, BBQ area, a fenced dog park, fitness trails, canoe & kayak launch on the lake. It will be a gated community.

Lakewood Ranch is the 9th most popular master planned community in the United States, 2nd most popular in FL.

My vote may go to the Cascades because it's gated, all tile roofs, access from Lockwood Ridge and Tuttle, close to great shopping, restaurants, short trip to University and airport, even DT SRQ, Lakewood Ranch main Street, SR 70, easy access to Interstate and not a bad drive to DT Bradenton, and straight west out SR70 to Longboat Key Anna Maria.

Cascades WAS a Levitt Home development...had prblems, went BK, banks like Suntrust were ****heads during the process.....remainder was sold for peanuts to medallion Homes who builds a decent house - most of their remaining new construction is sold I think - across the street is a new very well planned development by Pat Neal called Woodbrook (gated), but not a 55 plus, but I would recommend taking a close look however, why not ?

Lots of activity in that area because of its great location and access to so much good stuff easily with really no hassle

Neal Communities is also building a brand new community on SR70, just east of Lockwood Ridge Rd (south side). I saw the sign go up just this week, it will be called Fairfield, and the community will have paired villas. It's supposed to be coming this fall.

We were also looking for a 55+ community since we lived in a Del Webb/Sun City community(55+) in South Carolina. Looked at resales and new construction in Cascades. The new construction by Medallion homes looked quite nice. My husband was not sold on the location, wanted to be in a golf course community! Eventually from input from our realtor and friends, started looking at maintenance free communities. The idea being that many people 55+ had other interests beside maintenance! In April we purchased a maintenance free home in Rosedale Golf and CC. We are very happy!!! Good luck!
