I am thinking of buying a house in North Port because of the lower prices there. I will be a part time resident (Canadian) and worry about possible violations during periods of absence. We plan on using a lawn service, but worry that, for whatever reason, the service might stop without our knowledge.
I owned a home in Englewood previously. Reading about the horrendous fines levied on homeowners makes me nervous about owning a home in North Port. Anyone have good advice to share? Thanks

I think they notify people by mail.

I don't see where it would be a big problem....what you need to do is either find reputable people on your own (you new neighbors might have some ideas) or have people on this board who live in the area give you some references.

North Port is not a big snowbird area, so there are usually plenty of people around when you're not.

tinkerman, i believe the city will send you a notice in the mail to your address up north. if you are looking for a lawn service, that is what i do here full time, so if interested, let me know. bill

Yes, to my knowledge this is correct. The city would send written notice(to the address registered with the property appraiser) as well as post a notice on your door. Like Bill said, if you have a reputable lawn company you shouldn't have a problem. We have lots of Canadians purchasing right now because of the fabulous deals.

Since we have new county commissioners that just look office they haven't been as strict as before and take sensible measures, but you would not be allow to let the grass grow really long. I would also suggest making friends with a neighbor or two who can keep an eye out for the property or finding a property management company.

Sorry for the delay in replying. Thanks for your positive responses! News articles and negative comments about North Port's "aggressive" zoning violation penalties have made me a little nervous about owning property there.
Our family has owned a home in Englewood previously, with many pleasant memories associated with that time period. Unfortunately we cannot afford to buy property in that area now.

Default How does one find out what the code viloations are

How does one find out about code violations on a property one is interested in. What about liens and other stuff on the property? Any websites or contacts info appreciated.

My understanding is they send you a letter and you have about 2 weeks I believe before a fine is levied against you. I would call Carole at property standards to find out the exact procedure. Not sure if this will be allowed but their number is 941-429-7186. Also maybe she could provide you with a list of what things they consider violations. Hope this helps!!
