Hi guys, I was wondering if there is a difference between living in the historic district or outside of it? From a homeowners perspective? I am looking at a house 2 streets outside of the border...

Ellie is right that it depends, but I've noticed a predictable downgrade in housing values just north of Gwinnette (sp?), West of MLK and East of Broad ... Heck E. of Habersham makes a difference.

One street west of MLK. Actually 3 houses away from MLK. At the South end of Forsyth park. And I know MLK is not a desirable area to live near...which is why I think I can afford this place. I figured there would be a drop off in housing value...but dont know if there are building restrictions, tax breaks, or any other benefits HD citizens enjoy.

I think that might be in the Cuyler Brownsville District but I'm not 100% sure. Cuyler-Brownsville Historic Conservation District

There may be incentives, as well as stricter regulations, so hopefully the link I provided will lead you to what you want to know.

I want to urge you at this point, if you're so bent on moving here, RENT FOR A YEAR FIRST. You are in too much of a hurry. The "deals" won't go away.

I agree! Please rent for at least six months to a year before you decide where you want to buy. Living near a historic distrist is not for everyone. It may sound wonderful, and it can be, but it can also have it's problems. While there are a lot of things worse than living in a house that you want to sell, but can't, it will still pay you to be cautious as possible in picking out your new home.

So make it easier on yourself. Take your time in picking out your new home.

wow- thanks guys! I have been house hunting for...oh god- a year now. I am just returning from my 2nd week of scouting this house...and I am prepared for the crime ext that could be in the area. I have taken into account the depressing economy also affecting crime. But those links you provided are great! I read a few of Ellies items, I was aware of some, others not. I look forward to reading more from the links you guys have already provided. What an amazing source of information!

I think you came once in June or July, didn't you? You were somewhat uneasy about the location of the house you were interested in, and therefore, somewhat disappointed.

So I think it would be safe to say that that particular location off MLK might feel the same way to you. So much depends on exactly where it is.
