I agree about MV not being a "quaint walkable" sort of place. I do like Maple Valley a lot, but for me, it would be way too far to commute to Seattle 5 days a week. What does that come out to - maybe 12 hours waiting for or sitting on a bus or train every week? Yikes. Also, it helps to have a Seattle job with predictable hours, if you do commute. The express buses and Sounder won't help you if you have to work to 7:00 some evening on a project. Aside from distance, MV has a lot going for it, as others have said.

Maple Valley is not really laid out to be a walkable community, although there are trails and Lake Wilderness which are very cool. Housing costs are very affordable for being in the elite 425 area code (probably the best), schools are top notch but in need of physical maintenance, crime is low and it is relatively boring for having a population over 20,000. Good thing is that construction is taking place at Four Corners to finally give us a department store and a couple of quality family restaurants (plus a Burger King). We will finally have SOME nightlife!

I know this is an old thread, but can I chime in RE: MV real estate? In looking at various similar communities (albeit not necessarily with the same rural feel), like Lakeland Hills and Renton Highlands, it's struck me that MV is innundated with short sales and foreclosures -- more so than similar neighborhoods in the aforementioned burbs. What kind of effect is that going to have on the bucolic nature of MV? I guess, I'm trying to weigh spending more $$ in a place like LH or RH and getting a house not surrounded by distressed properties or springing for the deal in MV with the risk that the neighborhood and community could dramatically change. Any thots?
