Hey guys-

I'm seeking the opinion of complete strangers on this, as I've had objectified responses to this question from friends and want to see to you, as a stranger what you think would be fair.

I don't want to put the price of what the tenant pays, I would rather see what you think is a fair price. I ask for you to think of this from my perspective, and please keep your answers to "$xxx" if you can.

I give the tenant free reign to their own bedroom, bathroom and their own living room. They have a car in which they park in the garage in which I share with them and park my car in there too. They also have a dog (small whippet) that lives here and a girlfriend that spends the night/stays here half of the week.

At this point, there is no contract, no pet deposit, as this was done as a "will of good faith" that the rent checks would come in every month. Due to circumstances that have changed, I am re-evaluating the monthly rent and will be making a contract because honestly it's the safer way to go, regardless of who the person is.

Thoughts? And big thanks guys for reviewing and responding!!!

I also forgot to say that the house is 1500 sq. ft., 1 story house.

Is this a roommate situation or a separate unit? How much square footage does the tenant have exclusive use of?

Sounds more like a house sharing than a tenant, but unclear from your description. Can they use the kitchen? From what you have said and based on the size I would expect it to be between $600- 800/month, half of what an older "whole house" that size rents for in Woodinville.

Hey guys. Thanks for posting, I'm sorry for not putting up the extra bits that you mentioned. I would say that the room mate (not tenant as he shares the house with me) has free reign on 700 sq. ft. which was the bedroom/bathroom and living room. He also uses the kitchen to cook and eat just like I do.
