I'm wondering if anyone can tell me what the commute during morning and evening rush hour will be like from Northgate. I've found a place roughly one mile south of Northgate mall. It took ~15 minutes today, but that was around 1:00 on a Saturday, so I expect it is not a good representation of what I can expect when traffic is bad.

The other option I'm considering is in Capitol Hill, which is so close to downtown that I'm really not worried about the commute at all.

Northgate is cheaper and a lot nicer than Capitol Hill. I often says it is called that because you need plenty of "capital" to live on that hill! Not to mention the drug addicts, hipsters, and crazy noise EVERY SINGLE WEEKEND.

As for the commute, I would definitely take the park-and-ride bus at the Northgate Transit center, literally right next to the mall. Parking downtown is AWFUL and EXPENSIVE, and the traffic is rough by car (while the bus takes the express lane) Get an Orca card that cost like $80 a month and park for free (I think) and commute by bus, or maybe walk the mile when it's nice. Trust me, the $80 a month will be a lot cheaper than parking for a month downtown, which can often cost almost as much as rent in some cities

The bus suggestion is a good one. When I put my potential home address and work address into Google maps, it looks like there's a bus stop 400 ft from my place that will drop me off 2 blocks from work downtown without any transfers. Awesome! Almost certainly going to do that versus dealing with traffic/parking.

Nice to be of assistance...and on a completely unrelated note, while at Norhtgate try that little Ramen shop by the movie theater. Fatty as hell, but it is tasty.
