Sammamish, Washington, is tops in income. Nerdwallet.com recently published a new study putting a whopping 73.7% of households in Sammamish at more than $100,000 per year. More than a quarter of the households top $200,000 per year.


In all, six suburbs in the Seattle metro area are in the top 100 including Mercer Island, Redmond, Bainbridge Island, Maple Valley and Mukilteo.

What happened to Clyde Hill, Hunt's Point, and Medina? Have they become slums?
I think when they are referring to income, they are not referring to investment income. So a zillionaire living in Hunt's Point might be getting a million dollars per year from capital gains and dividends, but it's not counted.

Yep, it's fairly easy to make a small city "high income" by zoning out most places for low income people to live.

I ran a recent comparison to see where new "low income" housing was being built for purchase (defining that as new construction under $600K). Interestingly, Bellevue only had 1 house in that price range built/sold over the past 2 years! Sammamish was nearly as sparse. Issaquah was the only place on the I-90 corridor with a substantial number of units for sale in lower price ranges until you get out to Snoqualmie.

It will be interesting to see what happens to Sammamish. Right now there aren't a whole lot of apartments, condos or town homes being built. If kids want to leave the nest they either have to be high income or leave the area.

I don't think they include small populations. This came up a while ago on a different topic about Woodinville. They don't include smaller populations in these surveys. I was surprised at the size of Sammamish, there's almost 50,000 people there; who knew? It's twice as many people as Mercer Island. A town like Medina only has about 3000 people but I bet the per person income is much higher.

They also leave out unincorporated cities/CDPs, which most of the really stinking rich people in the mid-atlantic live.

I spent a few months living in Great Falls, VA. Out there the urban planners didn't mess around with any kind of mixing of the socioeconomic classes. It went far beyond just zoning. Entire neighborhoods were built with single lane bridges coming in and out over deep culverts. In a SHTF event, neighborhoods of old money and wealthy elites could be cordoned off by closing just a few roads. Miles and miles of neighborhoods would be separated by dense green belts where the street grid would stop before picking up on the other side a few hundred feet away. There wouldn't be a single through street along the border. Most of this was laid out between 1960-1990 and probably had its roots in the widespread civil unrest in the late 60's. But boy did they do a good job of building and zoning to "keep people in their place and out of ours" so to speak. Even Sammamish can't hold a candle to that although the basic principal is the same.

There's no way Sammamish is more affluent per household than certain SF Peninsula communities like Woodside, Portola Valley, Atherton, Hillsborough, and Los Altos Hills. No way.

If they did more....

Medina
+$100K - 71.0%
+$150K - 56.7%
+$200K - 55.4%

Median Income for Medina is $215K

Interesting when you look at the age and birth data. 10 births in the past 12 months, and not surprisingly almost nobody living there is of child bearing age. "Birthing, no, we have servants to bear our children"

When (and if) Sammamish annexes Klahanie (vote late April), there will be many more, reasonably priced apartments within the city. On the other hand, one reason for them to vote for annexation is to increase property values, so the rents may go up.
