Hi, looking to choose a lender soon. Looking at a house to close in Lynnwood. Any recommendations/experiences from the following?

- Homestreet Bank
- Provident Funding
- DWQuality Mortgage

We refinanced our primary home in Texas with Provident years ago. I was skeptical because I had never heard of them but one of DH's colleagues recommended Provident which had very attractive rates. We've never had any issues - they sent someone to our home for the closing, automatic payments, easy online account access. We do not escrow.

Great. Got couple more recommendations for Provident Funding.

I had Provident once and that was enough...

They send me an offer to go fixed from my adjustable... thought how nice... I may just take them up on it.

When I did they said I did not have enough equity and suggested a HARP loan...

I put 25% down buying and was going to refi significantly less than my existing balance...

I put the brakes on it and went with my Credit Union... best experience ever.

Credit Union did not charge for appraisal and the credit union appraisal showed loan to value of 65%... using current numbers.

Have no idea why HARP was mentioned?

I’ve been with Provident for about 5 years. They have a pretty decent website and we’ve never had any issues. They are way better than Dovenmuehle which is the other lender I have worked with.

I had two issues with the second being the following:

Mailing 5 days prior to was not enough twice for payment not to be considered late.

Provident said proof of mailing isn't sufficient and even showing the payment arrived on time does not allow Provident sufficient time for processing???

Thankfully my Credit Union agreed with me and found I had more than enough equity regarding my other issue.

Timely posting of payments - or not, as the case described - could be an issue for some but in our quarter century of home ownership we have never mailed in a mortgage payment. For all four of our mortgages we were given an interest rate discount for automatic payments, so sign us up.
