It's a longer commute but Edmonds WA is lovely and likely to offer many of the items on your wish list. They have a lovely community center and a vibrant culture. Ferries, nice local shops, cultural events. Do check it out. It might be worth a longer commute to settle in a town that works best for you. https://www.edmondswa.gov/

Definitely drive the commute before buying in Edmonds. People I know who did that commute to Renton Boeing got burned by it and that was years ago. I'm with Sockeye- don't discount Renton without taking a look. You can always head up to enjoy the waterfront and Edmonds for festivals without enduring the daily commute.

The weather in the NW isn't ideal for roses. They can be grown (I had a small rose garden when I lived there), but the leaves get mold. Aphids can be dealt with by planting marigolds around the roses. They repel aphids. Surprisingly, where roses really thrive is in the desert SW. Almost no humidity in the air, tons of sunshine, not much rain except in the summers. Roses go nuts there!

I had better luck in Seattle with the heirloom varieties of roses, the "antique" ones, or whatever they call them.

j I can't imagine commuting from Edmonds all the way to Renton! Even just getting to the University District in Seattle is an ordeal under normal commute conditions. Renton doesn't even seem doable, and there's no transit that makes that long haul. I agree that Edmonds is wonderful, and I do recommend it, but not to people whose job is in Renton.

Edmonds is lovely but that general vibe can be replicated much, much, much, MUCH closer to Renton ..... West Seattle's Alki Beach or Alaska Junction, downtown Burien, Columbia City, Beacon Hill, even on the eastside Kennydale...

I imagine an Edmonds to Boeing Renton commute would almost always be over an hour... maybe 1:30...
