Good point.

One other thought- Dash Point or Redondo Beach. Quiet, close to freeway, close to Federal Way, which has a LOT of the same things as Lynwood, and reasonably close to South Center Mall area, which seems to be every chain you could possibly ever want.

Fair enough... another option is southern Sammamish (bordering Issaquah), neighborhood like Klahanie is less expensive than northern Sammamish bordering Redmond (i.e. Microsoft),but have better access to I-90. Only 5 min drive to get into the freeway.

Agreed uniquetraveler, but would be tough with their stated $1mil budget for a home with decent square footage.

I don't really understand the push to the far east side? The OP stated directly they really like Lynwood. That's SUCH a different vibe than Issaquah or Sammamish. Lynwood is much more 'every day America.'

I agree. Adding to that-- having lived in the north and south burbs, the vibe is very different in Federal Way vs. Lynnwood. Traffic around Federal Way will also be worse. I like the north burbs better. Alderwood mall is nicer than Southcenter Mall in many ways. The waterfront at Edmonds (close to Lynnwood) is far better than anything you can access in the southern burbs.

Now that Paine Field has passenger flights, being close to Sea-Tac isn't as big of a perk, and Lynnwood has quick access to Paine Field.

Lynnwood gets a bad wrap because SR-99 runs through it, and the crime, drugs, and prostitution associated with that. The Shoreline South, Shoreline North, Mountlake Terrace, and Lynnwood City Center Stations should be opening in late-2024 and could help clear some of that up, as well as bump up property values.

Whether any malls will survive, I suppose, is the question, which could effect the "Mallville, USA" lifestyle.

Alderwood will definitely survive in some fashion. It's the only north-end mall with the demise of Northgate. The only other options are Bellevue Square, U Village, Southcenter, or to leave the area altogether (Burlington, Silverdale, Federal Way Commons).

Appreciate all the input! We're narrowing down on Alderwood, Mill Creek, West Bothell as the primary choice, with possible Maple Valley/Covington as next. But lot more driving, seeing, "feeling" is pending! As much as we do love the east side, the properties close to I-90 without going too east are simply outside our comfort range for the sq.ft. requirements.

I would suggest Kingsgate which is North Kirkland where it meets Woodinville. Or across the freeway in East Juanita. You have very easy access to the freeway, including an express lane entrance at Totem Lake. Totem Lake has just had a big new retail/movie theatre/restaurant/apartment development open and Totem Lake/Kingsgate is the last area very accessible to the freeway, within 30 minutes to Seattle area that is still in the throws of development from a modest working-class community to upscale like everywhere else on the Eastside. House prices have jumped massively just in two years. You also have Chik Fil A, MickyDs, and plenty of other fast food joints close to the freeway exits. It also has a major hospital and medical specialists in the surrounding streets at Evergreen. For the Seattle area it’s also catches a lot of sun as it’s elevated and facing west. Also 5 minutes from all the wineries and restaurants in Woodinville. This area is a really good long term investment as in the next 20 years all these last remaining regular homes will be flipped or torn down for new because of the great location. Not that it matters to you but it is also in an excellent school district. I would buy there before Mill Creek because the commute anywhere will be a lot quicker. Entering the express lane at Totem Lake you can be in downtown Bellevue in 10 minutes.

The biggest available piece of land (what was an Arabian horse farm) in Kirkland for years was sold in Kingsgate and is currently under development for a ton of new townhomes & single family homes that will be coming online in the next few years. So it’s a sign of things to come and how developers are now looking at the area.
