In this market, go for inventory homes - the ones that are ready or "almost" ready. Because with inventory homes, what you see is what you get! :-) ...and before you sign the contract get it inspected by a good inspection company. Sure it would cost some money but it will be worth it. Right now there are so many good deals available in inventory homes and builders are ready to negotiate as well. Ofcourse, if you have very specific requirements on each upgrades/features then you may need to get it built from scratch. But if it is just about say - corian/granite counter tops, stainless steel appliances, 42" maple cabinets etc etc...these things you get in lot of inventory homes pre installed. You will save chunk of money as well - no need to pay lot premium and most of the time the price they agree to sale comes close to the base price or lesser, even after all upgrades.

So in my opinion, if you are buying inventory homes and getting home inspection done, it doesn't matter which builder you are choosing.

Thank you everyone! We did indeed buy an inventory home, and am VERY happy with it! Not a bad price either- $80.00/sqft!
