What's New Port Ritchie like for retired Folks? How does it compare to other Gulf ares like Port Charlotte, etc.

Is there a lot of flooding during storms?

How are the medical facilities?

How costly is homeowners insurance?

All insight appreciated; thank you

I have lived in Hudson on the water and now live in Cape Coral on the water. Cape Coral is 100 times better. I also own some waterfront lots in port Charlotte area for retirement later. Stick to the SW section of Florida it is far better area to live.

That is a gross generalization. Just because NPR is not a nice place, doesn't mean that other places around that area aren't nice.

Most of the bad areas in NPR are adjacent to hwy19.

Go 5 miles East to Trinity, very different feel and beautiful homes (single family, multiple family, and townhomes). Go another 7 miles and get around Sun Lake school again, very nice homes and new homes being built, go 3 miles from that and be in Odessa and you have FANTASTIC HOMES! Or stay on HWY 54 beyond SunCoast Highway and see all the developments there and into Land O Lakes!

Oh and by the way, there are some nice areas in New Port Richey, Port Richey, Hudson as well!!

You want to see bad, go up to Michigan and drive through Detroit and Flint. You won't say a thing about New Port Richey again!

He asked about NPR. Not the whole area around it. I grew up on the sand key area to IRB beach area as a kid that area was great. It still is great today. From just past Tarpon Springs up to spring hill was bad then and is worst today. The NPR hospital is very bad. Almost killed my mother. Hwy 19 is just plain pain to drive on.If your on the wrong side of 19 there are sink hole problems. Your insurance is also higher for sink holes. Its miles to a good beach. Except Honeymoon Island. The water around most of this area I would not swim in half of the time. The crime is high in a lot of these areas and the housing values reflect that in there price drops. This area peaked last in the boom and has dropped more than other areas in the bust. My mother lives in Holiday and it is just gotten bad on every street. Say what you want but there are a whole lot better areas to live in than the area around NPR.

I have lived in Pasco county for 30 years. Yes, it has degenerated. All those modest home developments are being taken over by immigrants from southern countries.
Nothing West of US 19 is worth buying. If you want to live on the water you Always have the danger of high water. The Storm of the Century in 1993 caught people unaware...they woke up to find 6 or more inches of water in their houses.

THe other problem is that many of the housing develpments are built on land that back in the 60's had standing water on it most of the year. Now they get flooded and those in the county that approved the development are all dead, and the current guys wonder how they could have done this. Well, $$$$$$

If you want to retire in Florida - look for a place inland in the hill country.

Plus the cost to insure a home worth around $50k west of US19 in west Pasco cost more than anywhere else in the country. Also no Ins compnay will touch a home west of US 19, you will be forced to buy the state run Ins and pay around 4k a year for Ins, then you will also have to have flood Ins. Stay east of Little road if you must live in the NPR area.

These homes are priced from 20 to 50k for a reason, lot's of drugs and crime.
