Looking at homes in this subdivision...they have a section with very nice manufactured homes as well as a larger portion of the subdivision being stick built homes. The entire subdivision looks to be kept very well and is nearly lmmaculate...every home has "manicured" gravel. There is a low monthly HOA fee as well.
I welcome all comments from those who would know about this area for...crime ...traffic...commute times to say Speedway and Country club...? Being outside of city limits or at least the Tucson grid is preferred to being in town...yet still close enough to get most any where in town within 30-40 mins drive time...

That's an interesting commute - I actually find myself along portions of that route pretty often.

During non-rush hours it will be a relative breeze with the 15 or so miles passing quickly and easily despite it being surface streets most of the way. In the hours leading up to rush hour you will start to get choked up, especially around Ajo and Mission ... if it was me I'd look at taking La Cholla to Star Pass, or even sneaking over Gates Pass to avoid the congestion, although that route (taking you through town on Speedway Blvd) does add mileage and lead you past the University with it's inevitable bevy of traffic issues as well. Some days you will have no good route available to you and you will be sitting in your car breathing fumes ...

If you don't have to get to the middle of town (Speedway/Country Club), then this is a nice area with some decent development happening. Easy access to a good number of things, especially points South. With the new mall developments happening South of town you will have no trouble getting your shopping and basic entertainment out of the way and - like I said - when it's not rush hour the traffic is light and the going is easy to wherever else you might be headed.

Bonus points: the casino is right there, and while it's not Vegas, it's a pretty nice casino.

Thanks I'm retired...no commute but other family will still be working just want a place thats within 30 some odd mins of most of town...the Speedway/CC route was just an example...sorry for the confusion...I see the casino...not a gambler so...MEH

Hmm not much input about this subdivision...So i surmised from looking at google maps that this area isnt high in crime but like most places theres prolly something going on sporadically...but for the most part there really isnt anything else thats bad nearby. We're looking at manufactured homes. They may not have the values of stick built homes but in our price range manufactured homes are better built and more energy efficient that many newer stick built homes. Its a fact that most stick built homes in Az are built to fall apart within 25 yrs or so...plus up to 1995 homes with a certain type of pvc plumbing are all bad and need to be completely dug up and replaced,so our home search will seek out post 1995 homes for that reason. This subdivision is the most decent one i have found for manufactured homes...beautiful streets and sidewalks all paved and from street view on google maps it looks like every property is well kept... I wish i could say that for where i am living now...

Not a lot of people live out there, so you'll get proportionally less response. Add that to the fact that moving to a neighborhood like this is not the usual habit of someone who spends time on the message boards doling out advice about living in a city, and - yeah - I'm not surprised by the lack of response.

You're talking about polybutylene pipes, I presume (Polybutylene Plumbing - What is Polybutylene?). It is definitely something to be aware of. Not every house from that era has it, though, and in some cases where it was a problem it has been replaced by now, so if you see something that checks all of the other boxes but you are worried about the plumbing, be sure to ask your real estate agent about it and if you decide to buy something make sure you get a qualified plumber out to verify that everything is good to go.

Pretty simple - if you chose to live out that way you aren't as likely to be the "wired in to what's happening and dying to share it with the world" type as if you moved - say - downtown. Doesn't mean those people don't live out there, just fewer of them. Add that to the fact that the city-data forum for Tucson isn't very active in the first place and there you have it.

so the other people who post here about other communities in Southern Arizona arent relavant either??
That is absurd but expected comments from people who dont show any empirical evidence to back up otherwise baseless claims... My reason for participating in any forums not based on where i live around Tucson...,...I would be wired in to Tucson by the nature of my business and interests so you couldn't be more in error...

I said nothing absolutely nothing about relevance. It's a simple fact that more of the posts reflect areas with larger populations. We are talking about numbers, not relevance. Don't believe me? Post a question on here about living in Oro Valley and then compare it to the number of responses you got in this thread ... sheesh, some people just feel an need to argue.
