Yes, rent control is really the worst thing besides zoning that can happen to a city with a housing crisis. It only reinforces the housing crisis by decreasing supply. They did the same in Berlin and i think it was a terrible idea. The solution to the housing crisis is simple, more housing, either publicly or privately build, but it has to be legal in the first place. Upzoning is the right mean, but it needs to happen way more often and widespread to have any significant impact.
Rent control is like communism - it never worked in the past because it wasn't real rent control but we will surely get it right this time!
That is very polemical and undifferentiated. Even if I think rent-control is wrong for economic reasons, it has nothing to do with communism.
I am well aware of that; I'm just stating that rent control proponents use the same argument as communism proponents to casually dismiss mountains of evidence that contradicts their argument.
I am sure there is still room for more people in SF. And there are cities in the world which have similar or higher density, but have more public space. This depends on what type of housing you are building and how wide you make the roads. If you have plenty of SFH row houses instead of multi level apartment buildings, you are wasting valuable ground space, that could be used for parks etc.
There may be space for more people but there isn't THE WATER for more people. Access to water is becoming the restricting factor in many areas. SF, like many California cities is already stealing water from a very large surrounding area. You shouldn't build denser than your resources will support.

That would not apply to SF, which is not on top of an aquifer, and gets all of its water from surface sources. Most of the Bay Area water(85%) comes from Hetch Hetchy Reservoir, which fills up a valley that was considered more beautiful than Yosemite. The remainder comes from run off captured in area reservoirs.
