I have $150,000 - $200,000 to spend.

I'd like it to be as rural as is possible without being too far away from Annandale. I live in the most densely populated county in Florida (Pinellas county), so cranking up the rural compared to where I am now won't be hard. I'd also like to have a lower crime rate than Pinellas county, but it's not at the top of my list.

I have a business that can easily be relocated to anywhere there are people with dogs, and I don't have kids. So I'm not worried about all that.

There are several listing of single family houses in Stafford County and Fredericksburg that are under $150,000, and many others under $200,000. Just try searching on a real estate site within 20 miles of Annandale.

Is that the total you have to spend for housing or is this a down payment? If down payment look towards Centreville, Haymarket, Gainesville or Bristow.

How far is "not too far"?

I'd suggest looking at Warren County or western Loudoun County based on your budget alone.

Warren County, maybe; Western Loudoun for $150-200,000 would be pretty difficult. But Warren is quite a hike to Annandale.
