Default University Place, Titlow Beach, Ruston, Steilacoom and Brown's Point

So....looking to move to WA and wanted to take a poll. These are the areas I've come up with so far that seem like they'd suit us.
Univ. Place
Titlow Beach
Ruston
Steilacoom
Brown's Point
How would you rank these areas in order of most desireable to least desirable? And why? Things that appeal to me: low crime, good school, close to water, historic homes, walkability to parks/shops/etc. We're not really picky about type of houses (husband is good with tools) but we like lot sizes that aren't small (under 6,500 sq. ft.)

I grew up in Steilacoom (i live in Spokane now...), so I'm partial to that town...
My mother still lives there as well as a bunch of my High School buddies.

Since I moved away, homes in Steilacoom have gone up dramatically...and now it's sad because when i go back, the woods I played in as a kid have been demolished and houses are packed in....

Steilacoom's got the water, and history...the schools were good when I went (79-93), not sure about now....plenty of parks/beaches and a great 4th of July fireworks show on the water. There's a couple small shops from what I remember, but you'll have to head over to lakewood or tacoma to do your big box stores and malls.

I remember going to UP for Basketball games and that area seemed decent too...I can't speak for Brown's point/Titlow beach (i don't remember those too much) and isn't Ruston close to Downtown tacoma? I know as high schoolers we would cruise ruston way....

Steilacoom would be my first choice. It's a beautiful, historic town, right on the water. Many of the homes have water views. It's just 10 minutes to I-5 and 10 minutes to Lakewood. The Steilacoom schools have a good reputation and the community has some quaint events, like the annual apple festival.
