Craigslist Olympic Peninsula has only three rentals at Ocean Shores. Only three in Aberdeen. None in Hoquiam. On the other hand, nobody's moving out, because they can't be evicted. Considering we've probably got at least another six months of this, with all the dithering in D.C...

A lot of rentals in smaller cities are through property management firms.

Wow, that's over double what I pay now for unlimited data. The price might not be a deal breaker but speed would.

What attracts us to the area is how affordable new construction is. It doesn't seem you would find prices like this anywhere else in Washington for an updated house near the water.

I guess the trade off is not having a large city or town within commuting distance. What I've read about Aberdeen scares me. Not sure I would want to shop there or have my husband going to work there but I did see some listings for manufacturing jobs in the area. If all else failed, he could go back into retail.

We live in South Carolina currently so it's a major cost of living difference for most parts of Washington. Then I saw these and thought, we could basically trade what we have here for a brand new house on the beach.

Guess there's always pros and cons. Thank you both for the info!

There are a number issues with Ocean Shores, which is why it is so affordable, and so many are trying to sell. For beach living, my recommendation is that you look at Westport and Grayland.

Aberdeen/Hoquiam has homeless, substance abuse, and property crime issues, but they tend to be concentrated in some areas, and much less in others. For "good" areas, look off "the flats", up "the hill" to the north, near Sam Benn Memorial Park, Bel-Air, Broadway Heights, etc. Some recent construction and lots of classic "wood" houses.

Or look on the edges or outside of town: Cosmopolis, Central Park, Montesano, etc.

You'll still be 30 to 40 minutes from the ocean beaches and not far from Olympic National Park/Forest for camping, hiking, fishing, mushrooming, etc. Swimming at Lake Aberdeen and Lake Sylvia. Commuting to the Olympia area is possible, especially from Montesano.

Thanks so much for the info. Hopefully going to make it up there for an extended stay before the end of the year to poke around and get a feel for these areas. We've never ventured outside of the Seattle/Tacoma area in our previous visits.

Good idea to check things out first. CrazyDonkey gave some good advice in that last post. Ocean Shores looks good on paper, but it's a bit different in person. Westport is ten times better, if you ask me, and so is Cosmopolis area.

There is a reason for this and it's not just small cities. A "by owner" rental puts the owner at risk for months of no-pay renters before a court order can be attained (in normal times) for eviction. For whatever reason, most property management firms can get it done in a few days and their fee is fairly minimal compared to the risk of months of non-payment.

But why, do you think? Admittedly, I haven't been there in way too many years to make any sort of comparison that's useful, lol - I just have my memory. Now, I visit my home state as often as I can but I just haven't been to the ocean in a long time. My mom used to have a house (in the 80's/90's) in Ocean Shores, then later (2000's) in Westport. I never talked to her about why she liked either one but these were only ever vacation homes. I'm thinking the lack of opportunity is the main detraction for full-time residents - I'd like to hear your opinion.

Ocean shores/Westport is priced cheap due to that, no jobs. Fishing, logging, and tourism were the main sources of jobs and they are all pretty dead anymore.
Another valid concern, is its elevation is next to nothing at ~13' above sea level. We get a good quake off the coast and even a relatively small tsunami is going to level the place.

Coming soon, look for a new four-story parking garage that will hold 500 cars and possibly become a regional tsunami shelter.

I've seen that, we were invited to bid the project at work. I still don't know if I'd trust it...."oops the tsunami was 6' taller than engineers expected"

I know they also have sirens and systems in place to evacuate, so it's assumed most would be able to get out but the losses of homes and everything else would be what they would be. Washington is full of risk from floods to volcanoes to earthquakes, so we are all playing the odds more or less. I tend to point these out because **** happens, and better to be educated and prepared than ignorant and become a victim.
