Century Village is an old retirement community which is why it attracts poor old people. The new trend in retirement communities are places like Coral Lakes and the Valencia communities (Valencia Falls, Valencia Lakes, etc). CV was developed in the 70's and from the looks of that video posted it looks like not much has changed. The buildings with no elevators can't be given away because most of the population can't do stairs.

Glamorize the place with the fake Boca address, a jazzy video showing a clubhouse updated in the 80's and then show the condos built 40 years ago but they are all the same demographic = OLD POOR PEOPLE.

Just to prove my point: 2085 CORNWALL E 33434 was the last sale in Century Village Boca. It is a 880 sq ft unit that sold for 31,000 in July 2012. This unit is currently appraised by the county for 30,000. It sold NEW in 1979 for 36,100! Are you telling me that it is such a fantastic place to live that it depreciated 5K in the last 33 years?

The truth is that families are routinely "stuck" with units in CV properties that can't be given away. The assessments can out value the unit (roof, HOA general assessments etc). Just looking quickly, there hasn't been a single sale over 39K in the place in 2012.......Why? If it is so wonderful, full of vibrant fun retirees wouldn't they sell for a premium? Truth is that is a ghetto full of poor retirees.....

My only experience in CV Boca was my attorney's mother's condo. He sold the condo for 5K after she died, nobody wanted it and I helped him move a few of her personal things out when he sold it. I thought the place sucked, the old people were all nosy condo commandos looking for something to squeal about. Place is worse than a funeral home, atleast the funeral home gets fresh flowers on a regular basis!

Just to further put this in perspective:

Look at the cheapest unit listed for sale in CV Boca:
MLS: R 3285654 49 Fanshaw #B 33434
1/1 totally renovated, pics show granite kitchen/bathroom vanity......looks nice.

"Owner spent 19K beautify"..........Give Away price $18,000.....yes the price of the unit is 1K less than she put into the place despite the "lakeview, high end cabinets etc." Where is this place Rwanda? Chernobyl? Nope just Century Village....

BTW the county values the place at $11,000!

You are comparing apples to oranges. Valencia Lakes and Valencia Falls are HOAs with 2000 square foot single family homes. You can't compare an 800 SF condo in an older community with new single family homes.

Just like other condos, CV has been hit by the bubble bursting with a double whammy of frail elderly that were original owners dying off. Many of those units have not been improved since they were originally built and basically need to be gutted. That is why people are getting great deals now. Your example of an 11 K condo, however, is an anomaly. The original owners of CV are dying off and it is an over 55 community, and family members often live out of state. They have no interest in keeping the unit, nor do they want to pay the monthly assessment or deal with rentals or rental restrictions.

I have more knowledge of CV Deerfield. Growing up, we called it Cemetary Village. Was I surprised to see a new wave of youthful seniors and couldn't believe how well kept it was.

As far as no elevators- that is true. But each building is its own condominium. Some are more updated than others. It depends what the owners of the individual condos want and vote for. However, all condos belong to one rec association, so the upkeep of the amenities is shared by all.

Regarding Century Village in Boca every building is either 3 or 4 stories. ALL have elevators. The community is well kept, clean, quiet and secure. The owners are generally 70 plus. I don’t get the feeling they are poor, rather most choose to be there because they want to be there. CV has a huge clubhouse with every imaginable activity for those who want it. Prices are low primarily because most units are small even most of the 2 bedrooms, under 900 sf. If you want to buy something in a good spot close to everything between 30k for a fixer upper or the $80’s for a larger or renovated unit this is a good spot. You are near everything, the mall, restaurants, beaches, airports and casinos. About $500 covers all your expenses including electric and cable and the HOA. This is not the greatest thing since sliced bread but it is what is it, an affordable place to live in a nice area. By the way most of Boca west of the Boca mall is unincorporated. Long Lakes Estates is just north of CV and homes start around 1.5 million. Not to bad for an unincorporated area.
