Thank you Klaucka, We loved Ft. Lauderdale's vibe (we spent a month during the summer and checked some areas) but we want our son to attend schools in Palm Beach district, my daughter will have to be home schooled, since she will be attending a ballet school in Pompano. Any areas to avoid in Delray?

the walkability maps jacobmax posted Are very accurate. but i would say in general the area close to the 95 and southwest of atlantic (streets are sw 1st, etc) are not good. northeast of atlantic (streets ne 4th to 10th) closer to swinton is very good referred to as "historic swinton" and "del ida park historic district" . it gets a little less good near rail road tracks but a lot of new key west style home in the 800-900k range just went up so i wouldnt really consider it a bad area, just mixed and definitely on the upswing. im a real estate junkie and just saw a 3/2 small house on ne 9th and swinton listed on trulia, that looks clean and neart, newly renovated for $1800-good area.

another nice area is lake ida which is a small community which is on west side of swinton around ne 5 to 14th streets. but the prices seem a little higher there.

also as a previous poster mentioned the marina district and old school square are top notch but i cant imagine getting anything there under $3k. some of the condos within the immediate atlantic ave area (pineapple grove condos is one that comes to mind) are in a great safe area and are probably in that $1800 range. and very very close to all the action

Thank you so much klaucka I will check those areas out. Do you know anything about schools in Delray, I am looking for HS my son wants to audition for Dreyfoos but we know it very hard to get in so we want a back up plan. Thank you so much for all your help.

unfortunately im not the right person to ask about schools, but ive heard that the delray schools arent the best which is why everyone always recommends boca as ive heard spanish river high school is very good ( my husbands co-worker has kids there ). there are some very good private options but very expensive....best of luck with dreyfoos, my hair stylists son is there and he LOVES it. if you are renting though, at least you arent locked in to a place if dreyfoos doesnt work out.

alazur, thanks for the wishes of good luck.

At least this thread is fine tuning our needs. Safety is #1. Walkability is tied with 2 small dogs in the 2 spot.
Wish list: Price: between 70K and 125K. First floor ( mobility issues), condo/villa, move-in'ish' condition, pool community.

All suggestion welcome. Please.
