Can anyone recommend a subdivision on a small to medium sized lake in West. NC (or Greenville/Spartanburg areas) that would have 2+ acre waterview lots, priced up to $175,000. Not overcrowded with speed boats. Pontoon and smaller boats type lake perferred.

There's really less lake property in WNC than a lot of people think. A glance at the map shows some large bodies of water, but some of these are actually reservoirs with protected watersheds and hence are undeveloped. What this means is that lakeview property is at a premium and your price range may be hard to meet.

That said, a quick search of the regional MLS comes up with a handful of lake view properties that might work for you.

Consider looking at Macedonia Lake near Hendersonville, Lake Adger near Mill Spring, and Lake Keowee near Seneca, SC (though it's pretty big). I find one lot at each, priced at $169K, $189K and $195K respectively. Also, one economy lot (compared to the others) at Hidden Lake near Nebo for $69K. Other more expensive lots may be available, and there may be lots for sale not listed in the MLS.

Topography and vegetation also affect lake views in WNC. For example, Lake James is a large lake but view lots are very scarce because it is heavily forested and it is not surrounded by higher elevation land. However, it is certainly worth the hunt to find such properties.
