What other areas are there like Andover? I have seen that the homes for sale in this area are not that cheap. And or the specials and taxes are 4000 a year. What choices are there to live in a nice area, have some what reasonable taxes? Are there nice areas in Wichita proper? thanks

Most all towns around Wichita are good choices. Andover has grown significantly in the last 10 years so you can expect that specials and taxes to reflect that. I lived in Andover in the early to mid 1990's. Just after we move to a country home it begin to explode.

The one thing you need to define before looking is how nice a neighboorhood are you talking about. Exclusive or middle class. All the towns have very nice neighborhoods and schools but it may be hard to find an exclusive neighborhood in some of them.

Another factor you need to define is how far are you willing to drive. I lived in Mulvane for about 4 years. On a small farm outside of Mulvane actually.
It is a very pretty town and a good place to raise children. However so are most all the others. The only issue I had was the drive into Wichita....while not as bad as some it does ware on you.

If you are not set against living in Wichita itself I would suggest the northwest. Much of the northwest is in the Maize school district which is one of the best. I live west of Maize road north of 21st. Very nice middle class area with ponds all around and a great shopping area at 21st and maize.

One thing is for sure you have a lot to pick from.
Alternitives would be:

Rose Hill: Great little town with a good school.
Mulvane: Same thing.
Augusta: Very nice town, not sure of the school but assume good.
Clearwater: Long way out but it is a great family oriented town.

Many others of course but don't discount Wichita.
Certain areas are very nice.

I wish you well in your search.

Default Mulvane

We have family in Mulvane and they LOVE it there! I'm not sure about the taxes, but I think they are lower than in Wichita, and their utilities are much less....

I think Derby is comparable to Andover. It's not as close to the nicer areas of Wichita as Andover is but overall it's a nice town. I don't know what the property taxes are like, when I lived there I rented a home.
