Question Wamsutter land values

What is the going rate for acreage around there? I recently inherited some acreage between Rawlins and Green River. I think it may be in the Wamsutter area. My parents bought it 20 or some years ago. I've not seen it but I understand they may be doing some drilling in that area for gas or oil. I believe it was part of the Triad Ranches. I get the feeling it may be nothing but desert or worse. I hope it was a legitimate land deal and not someone out to take advantage of hardworking folks.

Jerre L., Well without knowing the exact location I would say it is in fact desert land with sagebrush and alkali flats. On the other hand , it may be in a place where the soil is somewhat better but still full of sagebrush. There is/will be a boom in this area over the next few years so the value could increase if it is in an area that can be developed. The biggest problem is with water. Probably have to drill a well and you could check with the state to see if there are any drilling logs for the area that would tell you how deep they had to drill and how good the water was.

well if its between rawlins and green river you can pretty much guarantee its desert.people are always on ebay trying to get $200-$500 an acre,sometimes less.you likely dont own the mineral rights.sweetwater county has zoning restrictions on most of these type parcels which make it economically impossible to build on/carbon county is a little easier.there may be no 'road' to the property even if one shows on a plat.there is an energy boom around wamsutter but most people commute from rocksprings or rawlins,nobody wants to live in wamsutter.water is often nonexistant or very deep and not very good.without knowing exactly where it is its hard to give you a good answer.i would get a little better info on location and call a couple of realtors in rocksprings,they can give you a better idea of value.calling the county and finding out the zoning will give you a better idea too.if its zoned 'open range' value goes down,if it adjoins a county road value goes up.goodluck

I would check out the pictures of the 40 acre parcels of land on ebay under real estate in wyoming. This will give you a general idea what the land looks like. Pretty much all looks the same out here. Also you can read the info on those lands & tell what the land is good for. Most of it is zoned Open Range here. Hope this helps some.
