I've been doing a little research on Kingman and I'm considering making a trip out there to look at some homes. I'd be looking to make a purchase as an investment property. My concern is that I've heard the city is flooded with rentals. Can anyone give me some info, is it tough to rent out homes in Kingman?

Yeah, there are a ton of rentals on the market and so prices are low, and there are a lot of vacancies. The real estate market all over the country is depressed right now. It's a great time to buy, however, be prepared to sit on property for years before you make any money on it.

Thx for the info kdog. I would definitely be going into the purchase of the property ready to sit on it for quiet some time. I can take the hit for a few months worth of a vacant home I just wouldnt wanna get stuck without a renter for 6+ months (obviously). Im having a little trouble getting info on how easy/difficult it is to find renters in Kingman.

Like anything, it's all about supply and demand. If you've got a nice rental unit in a great area that you rent cheap, you'll have a renter in no time. If you've got a dump that you're asking a lot of money for, it won't be so easy. If you want to know the average time to rent, do this: Go to the Kingman Daily Miner website and look up the current home rentals. Wait a month, and see which ones are still there for rent. Repeat every month monitoring how long it takes for them to rent. You can also get an idea which areas and prices seem to rent the quickest. At least that's the approach I'd take.
