A 4 bedroom 2500 sqft house with only a 1 car garage is pretty good.

Well, seeing that the listing for the house specifically says it has a garage, I’m thinking it’s a garage.

The homes with garages are not single family homes. They include ADUs / or are duplexes.

So, the home linked and listed as a single family home with a garage is not a single family home with a garage? Strange things are afoot at the Circle K.

So, if a single family home has an ADU, it’s no longer a single family home, just with an ADU? I think we’re getting a bit liberal with the definitions here. Fact remains: many of the houses have garages.

This is not hard to verify. This has details of all homes in the neighborhood: https://www.dropbox.com/s/umsceic5h9...chure.pdf?dl=0

32 total housing units.

4 SFH, driveway parking (often shared). And 3 of those SFHs have and additional "Live / Work" studios that could be easily rented out separately.

7 homes with ADUs (14 total housing units).

3 of the 7 homes + ADU have a one car garage.

7 duplexes (14 total units) with shared driveway parking.

3 single car garages in 32 housing units is not "many" in my opinion. But I suppose "many" is subjective.

Either way, this is a great low-car, missing middle development which we need more of in this city.

Sorry...more than "no" homes, including SFH, which have a garage. I guess I should have said "several". Still, what is the point of saying "no SFH have a garage", if 1: they do, and 2: just because the SFH has a separate ADU and a garage, that somehow disqualifies the statement. Dunno...just seems weird.

Home + ADU is not the same as a SFH.

Few zoning areas that allow SFHs allow homes + ADU.

If you get the laws changed so most places that has allows SFHs allows Home + ADU then you can be right. :-)
