Hi real estate Gurus (especially Born 2 Roll)
Hubby and I are looking to move to N Fulton soon (we'd like to sign a contract before the end of this year).
We've been focusing on Milton, however I'm open to Roswell, Sandy Springs, Alpharetta, etc.

I'm finding the typical cookie cutter subdivisions as well as similar builder home floorplans. Without customizing our home too much (more $$$), I'd like to know if there are some newer build/new construction homes. Price range up to $1M but I'd prefer to stay under that.

Most of our search has been around Milton, and I'm somewhat underwhelmed. We have home builder in mind that has the floorplan we like without too much customization, but I want to know if there are some other areas to check out

Some additional info:
Home Style: Traditional, however I do like some neo french house architecture
I prefer a large front porch. does not have to wrap around
All brick, but can compromise on 3 sides
***must haves**
4 bed room/4 bath..no jack and jill bathrooms
1+ acre
4 car garage-side entry
basement
very large closet (combined or equal sized his and hers)
Great school district (N Fulton, do not like Johns Creek district)
possible land to build for an additional 3 car garage

Too much without a fully customized home in the $1M+?

I think the hardest requirement to find is going to be the 4-car side-entry garage - actually, do you want 4-doors, or the ability to fit 4 vehicles ( e.g. if one bay is double the depth, so 3 doors, but 4 cars still ). Everything else is easy to find. Here are some examples I've been able to find.

However, with you wanting a great school district, it's going to prove to be a challenge. Hmm, since you want to also possibly build a 3-car garage as well, is it safe to assume that somewhere in the mix is either a track oriented car or in general, something that goes fast?

I'm not sure if this is up your alley, but north of the area you're looking in, in Dawsonville, is Atlanta Motorsports Park, and they have luxury garages.

If something like that is an option, that could leave a lot more flexibility in your requirements ( because its TONS easier finding a 3-car garage home with the rest of the requirements )

Type of garage: it does not matter if it's 4 individual doors or shared. Hubby and I talked about adding a tandem if we were to buy a 3-car

No problem. Maybe I'll see him up there

The fun part about the Cumming/Dawsonville area is not only do you have ease of access to Atlanta Motorsports Park, but he could take Highway 53 east all the way to Road Atlanta as well.


As for the shared garage, that might be somewhere where a realtor would come to be of us, as I don't think sites such as zillow will easily have that information available

There are a few new construction communities in Milton you can check out.


Grand Reserve starts in the $600's but mostly everything is $700+. Lennar is the builder. Standard 3 car garages and I think they all will be basements lots. This is on HWY 140 just above Crabapple.

Also off of Providence Rd, Ashton Woods has a community called The Grove. Most of the lots will be basements and prices start in the 700s but push quickly to the 800's. The best thing to do in that area is follow the signs one Saturday while you are out driving or use Redfin to find some options.

For my searches I also used Atlanta Communities Magazine online.

Metro Atlanta's Only Complete Guide to New Homes for Sale

You can search their map in specific areas which is great.

Also since I knew that my wife and I wanted to buy new I also religiously watched Atlanta's Best New Homes every Saturday at 9:30 on Fox 5.

We watch ABNH also on Sat.
I'm not a fan of Ashton Woods, same generic floorplans, with many of their lots <1 acre. I will check out The Grove though.
Lennar holds a *slight* interest, some of their exteriors are not my cup of tea.

So we like Sharp Residential as they have a floor plan we like that's within our preferred price point. We looked at The providence group, Peachtree residential, as well as Stonecrest homes with similar floorplans and they start in the $800 with major modifications. With the Sharp builder, we'd only be adding another garage and possibly bricking the back of the home for at lease $100,000 less!!!!

our budget is up to $1M however we're really focusing on $600-750K range, I'd like to stay way lower than that, but difficult based on our criteria.
